Seasonal Deep Cleaning: When to Schedule Your Building's Common-Area Deep Cleans

Weekly maintenance keeps your common areas presentable day to day. But some tasks — stripping floors, deep-cleaning carpets, dusting light fixtures or washing high windows — can't be done on every visit. That's where seasonal deep cleans come in.

Scheduling these interventions at the right time of year protects your surfaces, extends their lifespan and helps you avoid costly repairs.

Spring: Repairing Winter Damage

After months of salt, sand, calcium and moisture, spring is the ideal time for a restorative deep clean. Priority tasks: deep washing of entryway floors, treating salt stains, cleaning winter mats before storage and inspecting surfaces damaged by winter. It's also the right time to assess floor condition and plan any needed repairs.

Summer: Taking Advantage of Good Conditions

Summer offers ideal conditions for work that needs good ventilation or fast drying: washing accessible exterior windows, cleaning shared balconies and terraces, pressure-washing exterior entrances and walkways, and deep-cleaning community rooms before the busy event season. Long days also make scheduling easier.

Fall: Preparing the Building for Winter

In the fall, the deep clean has a preventive goal: getting common areas ready to face the Quebec winter. On the agenda: applying a protective sealer to entryway floors, installing winter mats, deep-cleaning heating systems and ventilation grilles, and checking exterior lighting before the days get shorter. A well-prepared building costs less to maintain through winter.

Winter: Maintaining and Monitoring

In winter, deep cleans are more targeted: mainly keeping floors in good shape despite salt and slush, and monitoring moisture buildup near entrances. It's also a good time for less visible indoor tasks: dusting light fixtures, cleaning baseboards and walls, and deep-cleaning elevators. These discreet interventions maintain the building's quality without disturbing residents.

How to Build Deep Cleans Into Your Contract

The simplest approach is to include seasonal deep cleans directly in your annual maintenance agreement. Set a fixed calendar with your cleaning company — for example four interventions per year — with the task list for each season. This prevents oversights, simplifies budgeting and ensures nothing falls through the cracks.

A Building That Lasts Longer

Seasonal deep cleans aren't a luxury: they're preventive maintenance. Floors protected before winter, regularly washed windows, well-maintained carpets — all of this extends the life of your surfaces and preserves your building's value.

At Nettoyage Pro Propre, we plan an annual calendar of seasonal deep cleans with our property-manager clients, complementing regular common-area maintenance.
