Package Delivery Areas: 6 Rules to Keep the Space Clean and Functional

Online deliveries keep increasing, and building lobbies are paying the price: parcels stacked in a corner, torn boxes, packaging left on the floor. For a property manager, a poorly managed package delivery area quickly becomes a source of complaints, clutter and even theft. Here are 6 simple rules to turn that chaos into a clean, functional and secure space.

1. Give parcels a dedicated space

Designate a fixed area: a marked-off corner of the lobby, shelving, lockers or a small dedicated room. A dedicated space sends a clear message to couriers and residents alike: parcels have a place, and it is not in the middle of the walkway. It is also far easier to clean than an area that changes every day.

2. Apply a parcel rotation rule

Parcels are held for 48 to 72 hours, then a notice is left for the resident. Ask couriers to label each parcel with the unit number and the drop-off date.

3. Keep the floor clear at all times

Place a cardboard bin nearby with a clear instruction: packaging is flattened and thrown out immediately, never left on the floor. A clear floor is also a safety issue: a box on the ground becomes a tripping hazard, especially for older residents.

4. Secure access to the area

Consider: resident-only access, coded lockers, or an area visible from the front desk rather than a hidden corner. Also remind residents to pick up their parcels quickly.

5. Add the area to the cleaning plan

Dusting the shelves, sweeping the floor, checking the corners: if your cleaning team already services the lobby, adding this zone to their checklist only takes a few minutes per visit.

6. Post the rules where everyone can see them

Post the parcel area rules right at the spot: holding period, the rule for empty boxes, a reminder to pick up parcels quickly. Also add these rules to the resident guide handed out at move-in.

Conclusion

A clean, well-managed package delivery area means a lobby that stays welcoming despite the volume of deliveries. Residents notice it, visitors do too, and complaints go down.
