Garbage and Recycling Rooms: 6 Tips for a Clean, Odour-Free Building
Garbage and recycling rooms rarely make the priority list… until a tenant complains about odours in the hallway or reports flies near the bins. For a property manager, these spaces are among the most sensitive areas of a building: a poorly maintained room can quickly become a hygiene problem, a pest problem and an image problem.
Here are 6 practical tips to keep your garbage and recycling rooms clean all year round.
Tip 1 — Set an Appropriate Cleaning Frequency
The garbage room should be washed at least once a week: floors, lower walls, doors and handles. In summer, or in a high-traffic building, two weekly visits may be needed. A room that is only cleaned occasionally accumulates juices, odours and residues that attract insects.
Tip 2 — Wash and Disinfect the Bins Themselves
Garbage, recycling and compost bins should be washed and disinfected regularly, not just emptied. A rinse with a water jet followed by a disinfectant product eliminates stubborn odours and reduces contamination risks. Schedule bin washing — for example once a month, or seasonally.
Tip 3 — Control Odours at the Source
Odours almost always come from accumulation: torn bags, spilled liquids, overflowing bins. Make sure there are enough bins for the building and that the municipal pickup schedule is properly calibrated. A regularly washed floor and clean bins do more for odours than any air freshener.
Tip 4 — Post Clear Instructions for Residents
Most problems come from poor sorting or waste left outside the bins. Simple, visible signs — with pictures — remind residents to tie their bags, rinse containers and sort properly. It's a small investment that makes a big difference every day.
Tip 5 — Check Ventilation and Lighting
A poorly ventilated room concentrates odours, and a dark room discourages proper sorting. Check that the ventilation system works and that lighting is adequate. A bright, well-ventilated room is also a room that residents use more cleanly.
Tip 6 — Schedule Regular Inspections
Add the garbage room to your building inspection routine: check the condition of the bins, floors, walls and doors once a month. Regular inspections help you spot a cracked bin, a leak or the beginning of an infestation before the problem grows.
A Well-Maintained Garbage Room Means Fewer Complaints
Garbage and recycling rooms may not be the most visible spaces in your building, but their condition directly affects resident satisfaction. Regular, structured maintenance prevents odours, pests and complaints — and protects your reputation as a manager.
